A 52ac non-residential farm close to the border of Limerick and Tipperary is heading for auction in early February. Listed with Tipperary town-based, Donovan Auctioneers, it is described as good land, typical of the area. With the exception of a small piece near the river, it is possible to cut silage from all of it.

The quality roadside lands at Emly are all in one block. Lot 1 comprises of circa 33.2ac of land at Chancellorsland. Top quality land, it is laid out in six fields with mature hedgerows forming the boundaries.

Currently in pasture, it has frontage onto the public road and onto a laneway. Five of the fields are together while another field of just over 6ac is across the lane from it.

About 300m in from the public road, a derelict house and a cattle pen can be found. Accessed off the lane, the remains of the old stone house could prove useful for someone looking to get planning permission for a dwelling.

The balance of the land, Lot 2 consists of circa 18.9ac in the townland of Chantersland, directly across a small river from Lot 1. Laid out in one large field, it contains a portion of rougher ground compared to the larger block of land. This bit of Golden Vale land is guided at €13,000/ac.

The auction will take place at 3pm on Wednesday, 5 February in the offices of Donovan Auctioneers on Davis St, Tipperary.
