Farmland prices in Cavan were unchanged in 2024 averaging €9,974/ac. Prices have been relatively stable in the county for the past five years in the range of €8,000/ac to €10,000/ac. This year’s average is just €26/ac up on the previous year, at €9,948/ac.
Supply of farmland for sale was up in 2024. Our survey looked at 102 farms that were offered on the market with a total area of 2,684ac.
We compiled data on 31 farms that had sold by year end that met our criteria. Selling prices varied from a minimum of €4,274/ac to a maximum of €20,946/ac.
Farms under 40ac averaged €10,209/ac on sale, while farms larger than 40ac averaged €8,800/ac.
Prices vary around the county, depending on land quality and other factors. In the west of the county, good grassland holdings are making €8,000/ac to €9,000/ac.
However, in the south and east, good holdings are making €9,000/ac to €12,000/ac and expectations for the very top parcels are moving towards €15,000/ac.
Demand for good land is strong and – in the words of one auctioneer – “there’s heaps of buyers.”
Cavan and surrounding counties are also benefitting from the buoyant land market in Northern Ireland where prices rose again in 2024.
Smith Property had a busy year selling a number of holdings in the 15ac to 30ac size range at prices in the range of €10,000/ac to €15,000/ac.
