The land market eased back slightly in Down last year, with the average price sitting at £19,109/ac. This represents a drop of 4%, or £722/ac, on the 2024 average.

Down remains the second most expensive county in NI for agricultural land and stays in third place across the whole island.

There were 2,010ac of land publicly advertised for sale in the Mourne County in 2025. This represents a decrease of 1,423ac, or 41%, when compared to 2024 levels.

However, last year’s land supply is similar to 2023 when 2,314ac were offered up for sale in Down.

Our figures indicate that the area on the market in Down during 2025 equates to 0.51% of the county’s total arable and grassland area.

113 separate lots

Overall, there were 113 separate pieces of land publicly for sale last year, with the average lot standing at 18ac. This compares to 132 lots averaging 26ac the year before.

Over half of the properties for sale in Down were under 15ac in size, 29% were in the 16-30ac bracket, 11% were 31-45ac and just 5% were over 45ac in size.

Our records show that 13% of properties for sale during 2025 included a dwelling house, with 87% of lots deemed non-residential. In 2024, we found that 24% of agricultural properties in Down were residential.

The top land price recorded in our survey for Down was over £53,500/ac for a relatively small block of land with development potential. The lowest priced lot in our survey was a 50ac parcel in north Down which made £7,111/ac.

Just 7% of land sales in our survey for Down last year made under £10,000/ac and 19% made £10,001-£15,000/ac. We also found 37% of sales fell within the £15,001-£20,000/ac bracket and the same proportion of transactions equated to over £20,000/ac.
