Sale after six-day negotiation

A beautiful 30-acre holding with a three-bed residence was withdrawn from auction recently but sold six days later. The property was withdrawn from public auction at €335,000 but ongoing negotiations proved fruitful and the deal was sealed for close to the estimated guide price of €350,000.

The property, located in Ardnaglew, Kilbeggan, Co Westmeath, did attract interest, with a full crowd in attendance according to handler of the sale, auctioneer Gordon Cobb of GVM Tullamore.Offered in one lot on the day as the entire, the property opened up at €250,000. Two interested bidders competed for the holding, which reached €335,000 before being withdrawn. Negotiations were then held, which did not prove fruitful. However, further offers were received for the property since the withdrawal, leading to the successful sale on Wednesday last.

The land is described as a fine agricultural holding. Broken into five manageable divisions, it is comprehensively fenced with sheep wire and has natural hedgerows for shelter. Gently sloping away from the road, the holding has been rented by a sheep farmer for the last four years. Road frontage is provided onto the near secondary road. The residence is a three-bed, circa 1100sq ft home. Spacious and open, it is a traditional building that was renovated in the 1970s but is in need of slight renovation now.

Circa €900,000 in Midlands

Circa 89 acres of quality cracked under the hammer for what is believed to be circa €900,000 at public auction recently.

Located in renowned agricultural territory of Clareen, Shinrone, Birr, Co Offaly, the holding was originally withdrawn at €800,000 before negotiations after proved fruitful. The property was offered in three lots including the entire. Lot number one consisted of circa 51 acres of predominantly tillage with an accompanying 12 acres of good-quality grazing ground. The parcel was originally guided at €510,000 or €10,000/acre. This lot saw competition from two interested parties.

Lot number two, circa 38 acres of mostly top-quality grassland and some tillage was also guided at €10,000/acre or €380,000. There was also two interested bidders for this parcel. Finally, it was the third lot, the entire, which proved most successful. With only one bidder, the property was withdrawn at €800,000 having outbid the sums of the first two separate lots. Further negotiations meant the sale was finalised at €10,000/acre for the entire or circa €900,000.

Handling the sale, Julia Fogarty of Sherry FitzGerald Fogarty, Co Tipperary, said the lands were of top quality and that all parties were happy with the sale. She confirmed that this was an executive sale. The lands contain road frontage, are well fenced and have their own water supply.

€1.2m south Dublin property withdrawn

A golf course that has agricultural potential was withdrawn at a difficult public auction recently. The property, which is located Gortlum, Brittas, in south Co Dublin, was offered in three lots including the entire.

Lot one was 56 acres and received no interest from the floor. The second lot, a circa 93-acre parcel, consisted of lot one, an extra 37 acres and included the clubhouse and other buildings. The entire was offered out in the third lot. These also didn’t provoke any bids.

Located close to the Dublin Mountains, the land is of good quality and the ground is surprisingly level. It has not been treated with sprays and fertilisers in the last number of years, meaning there is potential to unlock should this holding be converted back to that of an agricultural holding.

Handling the sale is Marcus Magnier of Colliers International, Dublin, who confirmed that negotiations are still ongoing and they are hopeful of a sale in the coming weeks.

€1.02m for 65 acres

A residential property in the heart of the golden vale cracked under the hammer for a huge sum last Wednesday. Located in Ballyslateen, Golden, Co Tipperary, the circa 65-acre parcel made a whopping €1,020,000 after a competitive auction.

Offered only in the entire, the property opened at €600,000 before three bidders got involved. Slow to take off, the bidding soon heated up, with one bidder pulling out early on.

Proceedings paused on two occasions to allow consultation with the vendors. The second halt acted as the trigger point for action as bidding became brisk and headed quickly toward the million mark. Put on the market at €1m, two further bids saw the property settle at €1,020,000 before the hammer fell.

Irish Country Living understands that the buyer is an adjourning land owner and dairy farmer who has rented the land for the last eight years. The second bidder was a solicitor acting in trust for what is understood to be a farmer in the locality.

According to the auctioneer who handled the sale, Mark Donovan of Donovan Auctioneers, Tipperary town, the land in question is of top quality. Located in the heart of agricultural Tipperary, it is a fertile, productive holding. The property is laid out in three extensive fields, divided up into smaller paddocks with electric fencing. The perimeter of the land is well fenced and has a private water supply as well as a natural water supply provided by a local river. There is also an internal roadway which aids transport.

The property contains a residence and farmyard area. The farmhouse, a two-storey three-bed residence is circa 1,000sq ft and requires renovation. The farmyard area is located beside the paddocks. It contains two cubicle sheds, a haybarn and an old milking parlour. All require investment and modernisation to return them to their original glory.

A circa 13 acre holding sold for €180,000 near Kilcock in Co Kildare at a well-attended public auction last Thursday.

The property, located at Fanaghs and Lugadoo, Tirmoghan, Kilcock Co Kildare, began bidding at €100,000. Two interested parties bid the holding to a high of €180,000, before the hammer fell on the parcel.

Sold in one lot, the holding contains two paddocks and is well fenced as well as high hedges which give extensive shelter for animals.

It is believed that the property was sold to a farmer in the area. Paddy Jordan, the auctioneer who handled the sale said that the land was of top quality and the property went well above the €10,000/acre guide price.
